Pioneer Group begins the realization of a new large-scale project in Moscow – on a plot of about 30 hectares between Varshavskoye and Kashirskoye highways 562.7 thousand square meters of real estate will be built.
The architectural concept of the quarter, named LIFE- Varshavskaya, was developed by the Japanese bureau Nikken Sekkei, with which Pioner Group has been successfully cooperating for several years. In Moscow, the project of the integrated development of the TIH “Botanical Garden” station territory is being realized according to the Nikken Sekkei Master Plan, which includes not only residential development, but also a public and business cluster and an apart-hotel of the YE’S chain. In St. Petersburg, the bureau co-authored the YE’S Sotsialisticheskaya project, and its solutions allow to integrate the new building of the apart-hotel into the historical center organically and delicately.
The basis of the LIFE- Varshavskaya development will consist of urban blocks – residential buildings with a secure courtyard and public space along the outer perimeter of the building. Recently, urban blocks have become the basic element of town-planning design of residential areas in Moscow, and Pioneer Group has become one of the first developers who decided to use this principle in their project. All urban blocks in the LIFE-Varshavskaya quarter will be mid-rise – with a height of 6 to 12 floors.
On the first floors of the residential buildings there will be shops and service facilities, which will help to create a functional busy environment of the streets and intraquarter passages. Through the whole quarter a walking alley will pass with a length of almost 1 km. In the heart of the residential complex there will be a garden with pedestrian paths, children’s and sports grounds.
In addition to housing LIFE- Varshavskaya will have three kindergartens for 610 children, one school for 1365 students, three multi-level above-ground parking lots will be built for personal vehicles.
In the LIFE- Varshavskaya quarter there will be implemented the concept of a “smart city”, which includes a whole range of measures to improve the comfort of living, security and efficient use of resources. In particular, throughout the quarter residents and guests will be provided with free access to the Internet, modern elevators with energy regeneration function will be installed in the buildings, equipment for charging electric vehicles will be installed in the parking lots.
In the near future, Pioneer Group will begin construction of the first phase of LIFE- Varshavskaya – permission has been obtained for the construction of five 23-story towers. All the apartments will have a European layout with a combined kitchen-living room, the apartments will be presented both with complete decoration and pre-finishing. The prices start from 100 thousand rubles / sq. m., the minimum budget is 4.5 million rubles.
Commissioning of the first phase of the LIFE-Varshavskaya quarter is planned for the second quarter of 2021.
